Serving as design-builder, Norwood constructed a 280,000 square foot build-to-suit office building on behalf of Guardian Life Insurance. The 3-story building features 2 large wings connected with a common area atrium lobby.
The base building is LEED certified and the tenant fit-out is designed to meet LEED Gold certification requirements. Norwood utilized Building Information Modeling (BIM) to coordinate the architectural plans with the mechanical, electrical, plumbing and fire protection systems. As a result, coordination issues and clashes were discovered early in the planning process, allowing Norwood to address those items proactively.
The facility was designed with the intention of enhancing employee efficiency, comfort, and collaboration. As such, it showcases many modern conveniences and amenities. A fully customizable Building Automation System allows the lighting to coordinate with window shade controls. Sophisticated audio/visual systems allow employees to make digital room reservations. Color-changing LED lighting illuminates the 2-story glass curtain wall in main lobby as well as the monumental stair. Additional amenities include a town hall for group meetings, a fitness center with locker rooms, a full kitchen with café and servery, a training wing with multiple training rooms and pre-function gathering area, a lobby coffee bar, and employee cafés on each floor.
The project received an Excellence in Construction Award from the Associated Builders and Contractors, Eastern PA Chapter.
