Acting as Construction Manager, Norwood completed the renovation of a 460,000 SF suburban office building to reflect the separation of a large corporate conglomerate into several spin-off companies. Led by Ally Financial and its former affiliate companies, Norwood had built the original facility in 2007 to serve as headquarters for GMAC Residential Mortgage. The original construction of the facility involved the comprehensive repositioning of a one-story former light industrial building, conversion of a two-story office building and creation of a new courtyard that was home to GMAC’s more than 2,000 divisional employees. In addition to completing all phases of work while the building was partially occupied, Norwood met all budgetary and scheduling goals, including a move-in schedule with 15 sub-phases. The completed headquarters featured a Tier Three global data center, 1,600 SF of skylights overlooking three separate town centers, an 800-seat dining room and cafeteria that doubles as a conference room, a fitness center, a 100,000 SF courtyard with basketball court, patio, built-in grill and other employee recreational amenities. Norwood provided extensive preconstruction services in an effort to meet tight deadlines and schedules, while creating this unique and vibrant work environment.  Total project value exceeded $50 million.
